The purpose of a home inspection is for you to know what you're getting yourself into with the purchase of the property. You're invited to be at the inspection the whole time but you don't need to be. Your report will be clear, organized and thorough and I'm happy to have whatever follow-up conversations you want to have to clarify details and outline what your paths forward could look like.
Optional Licensed Radon Testing:
Radon is estimated to cause about 21,000 lung cancer deaths per year and studies have recently shown possible links between radon and childhood leukemia. About 24% of tests I've run in our region over the years have come in high.
Test for peace of mind: CO licensed radon testing using electronic continuous monitoring machines. Results delivered in 48 hours.
Optional Mold Testing:
Indoor mold has the potential to damage your home/properties and cause health problems for you, your family and your pets. It can also present liabilities with investment properties. Not all mold is visible.
By testing the air inside your home and comparing it to the outdoor air around it, you'll know whether the home has an elevated presence of allergenic and/or toxic mold spores. Samples are analyzed by a certified lab and reports are available in 48-72 hours.
Optional Sewer Scope:
Roots, cracks, leakage, obstructions, bellies and other defects with the home's sewer line can be expensive to fix. Even new homes can have damaged lines from backfill and settling.
A sewer scope allows you to see the inside of the pipe with the added context of a video and written report of any defects found.
Certified Master Inspector (CMI)
CMI is the highest level of professional certification attainable in the industry, given only to inspectors who have completed over 1,000 paid inspections, abide by the industry's toughest Code of Ethics, completed extensive education requirements, been an inspector for over 3 years and passed a qualifying exam.

As former owner of Sand Building and Restoration Inc., I was responsible for projects including framing, electrical, plumbing, finish work and other systems. My understanding of best buillding practices will help you understand defects and ways forward with corrections.
