Inspecting the Pine River valley
Ignacio sits where the Pine River (Los Pinos) opens into ranch country at the heart of the Southern Ute homeland — a mix of town lots, tribal land, irrigated acreage, and more manufactured and modular homes than anywhere else I inspect in La Plata County. I inspect all of them to the InterNACHI Standard of Practice, from the roof through the crawlspace.
On manufactured and modular homes I check the foundation and tie-down/anchoring system, the marriage-line connection on doublewides, and the underbelly and vapor barrier.
I pay close attention to the decks, additions and outbuildings that get added over the years — often without permits — because they drive both value and safety.
An unpermitted addition or a missing tie-down is exactly the kind of thing that surfaces late and derails a closing — I’d rather you find it in my report first.
Wells, water and radon
Most rural Ignacio properties run on private wells, and many carry irrigation rights fed by Vallecito Reservoir and the Pine River ditches. I look hard at the systems town buyers never think about.
I check the well and pressure system, and can add certified-lab water bacteria testing.
On town lots with municipal sewer, I can run a camera scope of the line.
